We offer a range of services including interior design, property development consultancy and residential lettings management.
RESIDENTIAL LETTINGS MANAGEMENT
We pride ourselves on our integrity, our ability to represent our valued landlords and their properties and match the most suitable tenants with the right properties for them and the way in which we maintain the properties and look after our tenants whilst they reside in them.
We offer two services to our landlords
MANAGED LET
This service comprises of valuing and photographing the property, advertising the property on the main property portals - Rightmove and Zoopla, filtering applications, arranging property viewings, selection of the most suitable applicant, credit check and referencing, drawing up the AST contract, deposit protection, preparing the property for rental through comprehensive inventory, co-ordinating any maintenance works or cleaning required, ensuring the relevant certification is in place - EPC, EICR, GAS Safe, ensuring the payment of move in monies and protecting the deposit and moving the tenant in. Collecting the monthly rental from tenants, maintaining the property for the duration of the tenancy, conducting the annual rent review, conducting 3, 6 and 12 month inspections and providing reports to the landlord and co-ordinating any maintenance works required with the relevant trades and obtaining competitive quotes. Issuing any relevant legal section documentation when required. At the end of the tenancy conducting preliminary inspections, providing a check out report to the landlord and client move out.
LET ONLY

We offer very competitive rates for both services and always act in the best interests of our valued landlords and our valued tenants, effectively becoming the conduit between the two parties and taking the stress and hassle away from busy landlords of managing their properties with professionalism and knowledge and experience of the lettings industry.
INTERIOR DESIGN
Providing interior design services to property owners and landlords who wish to offer durable, manageable and stylish interiors to attract the most suitable tenant for their property, services including spatial and lighting design, colour and texture advice, procurement of furniture, fixed elements such as kitchens, bathroom, flooring and lighting and the co-ordination and delivery of the design scheme via our trusted trades team.
PROPERTY DEVELOPMENT CONSULTANCY
This service offers an architectural and practical building appraisal of a property in terms of what is possible, approximate timing and costs, together with advice from an experienced planning expert who can provide architectural plans and works closely with local councils across the South West to ensure the best outcome for all parties.
